The facility will be located on the plots of a holiday resort located in Augustów on Lake Necko. It is situated in a picturesque, forested area on the slope of the lake shore. The location of the facility, 12-15 m from the lake, means that from the windows and terraces of all storeys there will be a wonderful, unobstructed panorama of the lake. The area is furnished, monitored with a controlled entrance. Currently, in the place where the new building is planned, there is a development consisting of a one-story restaurant building with a high hipped roof and a terrace (on the lake side). This terrace covers the service and storage buildings located on the slope, serving the beach. In order to make the space available to the new facility, the existing buildings are to be demolished. The nature of the designed buildings: The building will be a rectangular, basement, four-storey building with a gable roof with a slope of 30 ° (57.7% slope). In its slopes, finished with graphite sheet with a standing seam, there will be panoramic glazed dormers - one in each slope. Mullion-transom, aluminum-glass, open to the lake panorama, the lake side and gable elevations will be surrounded by white and smooth, finished, panoramic balconies with transparent balustrades. The façades on the entrance side and the gable sections will be ventilated and finished with façade panels in natural colors. They will be permeated by elements of graphite, aluminum and glass facades. The main entrance to the building will be distinguished in this façade - through the location of a glazed external elevator with "strung" on its vertical body, horizontal, panoramic balconies.
Public spaces, such as the entrance area, staircases, corridors and the elevator will be finished with natural materials (stone, steel, glass, wood, white plaster) and will be harmonized with the style of the exterior facades. The terraces will be finished with ceramic tiles, matching the pattern and color of the apartment interior floors. The floors of the interiors will be wooden panels, terracotta tiles, gres tiles and high-quality ecological vinyl floors in the colors of wood, stones or concrete. The interiors of apartments and public spaces will be luxuriously and individually finished according to a separate interior design project.
It is planned to build a tourist accommodation facility consisting of 21 residential units in the form of luxury holiday apartments located on 4 above-ground storeys. The function is complemented by spacious staircases with panoramic balconies, an elevator and corridors. In the underground floor there is a car park for 12 cars (with the possibility of charging electric cars), technical and utility rooms and a staircase with an elevator.
The main load-bearing structure of the building will be a monolithic reinforced concrete skeleton of the column-slab type (center distance from 3.10 to 6.60 m) with a circumferential ring with a reinforced concrete joist and part of the brick external walls and a staircase. The building will be built directly on reinforced concrete footings and strip footings partially reinforced with piles (from the lake side). Basement foundation walls will be made of reinforced concrete or built of foundation blocks, reinforced with reinforced concrete cores. The structural walls above the ground will be made of silicate blocks and crowned with reinforced concrete ceiling beams. It is planned columns with a cross-section of 40x40 cm and ceiling slabs with a thickness of 24cm. The stairs are designed in the form of reinforced concrete slabs poured on the construction site. External balconies in the form of poured reinforced concrete slabs will be anchored in the perimeter beam-beam and ended with a reinforced concrete beam resting on reinforced concrete columns. The roof structure is provided in the form of a poured inclined reinforced concrete slab.
